Adderstone Living’s Sustainable Growth Aligns with Homes England’s Long-Term Housing Vision

Adderstone Living, one of the UK’s fastest growing affordable housing developers, has expanded across the UK with new regional offices and a year of strong and sustainable growth.

The company has moved beyond its Newcastle headquarters to establish a wider national presence with new offices now open in Yorkshire, the Midlands and the North West. This strengthens its ability to work closely with communities and Registered Providers while maintaining the values that have shaped its success.

The company has grown from a single location to a fully national organisation supported by local teams with regional insight. This approach ensures that developments reflect the needs of the area and that key decisions are shaped by local knowledge rather than national trends.

Every home completed by Adderstone Living in the past year achieved an EPC A rating. Only 7.37% of new build homes in the UK reached this standard in the same period according to the HBF “Watt a Save” summary of Government EPC registration data. Adderstone Living expects to maintain this 100% A rating record throughout the remainder of 2025. This, alongside being the first UK developer to secure nutrient neutrality credits through Natural England’s nutrient neutrality system in 2023. This performance demonstrates its commitment to delivering energy efficient homes that provide long term value for residents.

The government’s new £39 billion Social and Affordable Homes Programme sets out a 10-year commitment to deliver up to 300,000 affordable homes across England, with at least 60% for social rent. As a key funding mechanism, the programme aligns closely with Homes England’s Strategic Plan for 2025–2030, which focuses on accelerating housing delivery, strengthening partnerships and supporting place-based growth.

This long-term policy and funding framework presents a significant opportunity for regional developers to play a meaningful role in meeting national housing priorities while delivering locally informed, high-quality homes.
