Miller Homes is creating a community of 400 new homes in Normanby, Middlesbrough, while contributing over £1.7m to benefit the local area.

Woodcross Gate will comprise a range of three, four and five-bedroom homes, including 10 of Miller Homes’ new house styles. Located off Flatts Lane, the development is within walking distance of local amenities and the popular Flatts Lane Country Park.

As part of Miller Homes’ commitment to delivering sustainable communities, the housebuilder is contributing over £1.7m to local infrastructure. This includes education, the procurement of a bus service between the development and Middlesbrough Bus Station, and landscaping enhancements to the neighbouring country park to increase its biodiversity. The development will also feature a selection of affordable homes.

Ahead of work starting on site, the development was named by children from its local school, Normanby Primary, who took inspiration from the nearby country park and several references to ‘wood’ on a map of the area.

Debbie Whittingham, area sales director at Miller Homes Teesside, said: “Woodcross Gate is perfectly placed for nature lovers, right on the edge of a stunning country park. Thanks to its location it’s no surprise we’ve had a lot of interest in the homes available, with over 500 people having registered their interest before our recent sales launch.

“The development will have a number of access points to the country park, ideal for families wanting to spend time outdoors, dog walkers and even those who may want to become a volunteer in their spare time. As part of our commitment to the local area we’re really pleased to be significantly contributing to the country park’s plans to enhance and maintain its landscapes for future generations to enjoy, including our homeowners.

“Over the past few months, we’ve seen an increase in interest in our more rural developments across the region, as some home movers have reassessed their priorities and would like to live in a countryside location with access to open spaces. This development offers exactly that, and we can’t wait to help people find their dream home there.”

Homes at Woodcross Gate are available to reserve online and from the development’s sales centre. A four-bedroom show home is due to open in the coming months, which will be the first show home of this house style in the region.

As part of the initial release of homes, buyers can choose from a range of house styles with prices starting at £164,950*. Help to Buy** is available on a selection of homes, and Miller Homes is also offering an extended Stamp Duty holiday on selected plots until the end of June 2021***.

To allow for safe social distancing, appointments at the sales centre must be booked via appointment on the Miller Homes website or by calling the development. Appointments include the opportunity to meet with the development sales manager to find out more about the range of homes available and make a reservation.

Buyers can also reserve their chosen home from Miller Homes using the housebuilder’s online reservation system. This offering allows buyers to reserve a new home and pay a reservation fee via the Miller Homes website in a few simple steps at a time and in a place convenient to them, even if the sales centre is closed.
