A residential property specialist at North East law firm Hay & Kilner has completed three years of professional development work to gain a nationally-recognised industry qualification.

Michael Marshall has been appointed as a Licensed Conveyancer by the Council of Licensed Conveyancers after successfully undertaking a combination of assignments, exams and on-the-job learning with the support of Hay & Kilner.

Licensed Conveyancers are qualified, professional property lawyers who specialise in all legal aspects of residential property matters for properties in England and Wales and have the same legal authority to act in conveyancing transactions as a solicitor.

Licensed Conveyancers are also able to act as Commissioners for Oaths and have the legal authority to administer and witness official documents.

Michael Marshall joined Hay & Kilner in 2015 and now advises clients on all aspects of residential property work for clients including private individuals, investors, companies, personal representatives and trustees.

He undertakes a varied caseload of matters including freehold and leasehold sale and purchase, new build purchases, remortgages, transfers of equity, Right to Buys, auction sales and purchases, Help to Buy matters and Declarations of Trust.

He says: “Moving house can be a challenging process and Licensed Conveyancers are trained to use their knowledge of all aspects of property law to help ensure transactions run as smoothly as possible.

“The assistance and training I’ve received from Hay & Kilner and the work I’ve done to achieve this qualification has broadened my specialist knowledge and makes me even better equipped to deal with whatever needs, queries and concerns clients have.

“No two transactions are the same and I am well equipped to deal with whatever arises during the course of a transaction.”

Established in 1946, Hay & Kilner is one of North East England’s leading independent law firms and provides a full range of legal services to businesses and individuals from both within and outside the region.

The firm’s residential property team has been shortlisted for the residential property team of the year award at the 2019 Northern Law Awards.

Paul Illes, Hay & Kilner partner and head of the residential property team, adds: “For most people, buying a house is the single biggest purchase they will make in their lifetimes and it’s vital to have access to the right kind of qualified advice when you’re going through this process.

“Michael’s commitment to enhancing his specialist knowledge has been rewarded with this accreditation, and it will help ensure all clients of the unit continue to have immediate access to the very best quality of service and advice in all the residential property matters on which Michael and the rest of the team advise.”
