Prime Parcels of Land Offer Great Opportunity in County Durham

Screen Shot 2016-05-06 at 13.03.08The spring season has once again brought with it the launch of several parcels of land to the market.

This week H&H Land and Property launched two separate blocks of farmland in County Durham.

The first block is approximately 75 acres of land East of Gainford near Darlington. This is productive Grade II arable land being sold as a whole, or in two Lots. The land is of an exceptionally high quality, and has produced 4t/acre of winter barley, and 1.85t/Acre of oil seed rape. Located close to Piercebridge, and only seven miles from Darlington, this is a renowned arable growing area and some of the land may be suitable for the production of potatoes. The sale includes the Basic Payment Scheme Entitlements.

Lot 1, with a guide price of £465,000, includes 50 acres of arable land, currently down to oil seed rape, and a general purpose building. The land currently is split into two fields, and benefits from road frontage.

Lot 2, with a guide price of £240,000 is 25 acres of arable land currently down to winter wheat and also benefits from road frontage.

The second parcel of land is approximately 70 acres of productive grassland and woodland on the outskirts of Hett Village being sold as a whole with a guide of £415,000. Classified as Grade 3, the land has the potential for arable cropping. It has very good roadside access and in recent years some of the land has been used for providing high quality horse haylage.  There is in the region of 1 acre of woodland and an area of hard standing, which subject to the necessary consents may be suitable for the construction of an agricultural store or stable block.

Bare parcels of land such as these are highly sought after, as Tim Sedgewick of H&H Land and Property explains:

“Very rarely do we see sizeable ring fenced blocks of land such as these come to the market. Gainford is a highly desirable area and this block of farmland provides the additional acreage so many farmers are looking for. The land at Hett is very close to Durham and as such, we are expecting interest from range of potential buyers, arable farmers, livestock farmers and those looking for investment opportunities”.

“We are expecting a good level of interest and I would advise interested purchasers to register their details early to be informed as to how we intend to conclude the sales.”
