Trio of deals at Central Square South as Newcastle city centre rents continue to rise

Three lettings have completed at Central Square South, one of Newcastle’s most iconic office buildings, exceeding the existing headline rent set over a year ago.

Acting for Aberdeen Standard Investments, Lambert Smith Hampton (LSH) and Cushman & Wakefield negotiated the latest lettings to Sanderson Weatherall, Towergate Insurance and HGF Ltd, which totalled 4,294 sq ft, 2,840 sq ft and 2,795 sq ft respectively, spread over the second and third floors.

The three transactions all exceeded the existing headline rent (£23.50 per sq ft) set in Q4 2017.

Apart from a small suite on the second floor, the first floor is the last remaining space left within the building. Extending to 13,334 sq ft, the virtually column-free space offers the largest Grade A floor plate in the city, which is available direct from the landlord.

Michael Downey of LSH’s Newcastle office commented:

“Central Square South was originally built in 2001; our client’s capital investment through a detailed refurbishment program in 2017/2018 is now reaping the benefits with headline rents set within the building year on year.

“The added on-site amenities and investment in technology and wellbeing has helped to future proof the building. We are quoting £25 per sq ft on the last remaining space and hope to announce further lettings shortly.”
