A deal has been agreed between Vistry Group, the UK’s leading provider of mixed tenure homes and registered housing provider, Beyond Housing, that will see 106 new sustainable and affordable homes built in Stockton.
Of these, 75 homes will be made available for social rent and 31 for shared ownership.
Vistry North East, which is part of Vistry Group, will construct the new homes to be owned and managed by Beyond Housing. Work is expected to begin towards the end of 2025, with completion expected in 2028.
These new first phase homes are part of Vistry’s wider, circa £169M, Summerville Meadows development – which is being constructed on a site just of Harrowgate Lane. Over the next seven years, 670 new homes will be built for open market sale, shared ownership and affordable, social and private rent.
Homes for open market sale will be sold via the Linden Homes brand and will be available to purchase soon.
Andrew Rennie, development director with Vistry North East said: “Our Summerville Meadows development will create a new community of mixed tenure homes that provide housing quality and choice for local people – specifically suited to their varied needs and requirements.
“These 106 affordable homes follow an earlier deal for 126 properties with Beyond Housing, agreed back last year and on which work is already underway. We are delighted to be partnering with Beyond Housing again, further strengthening a strong relationship which has already contributed to the delivery of highly successful projects across the North East.
“Our record managing largescale mixed tenure housing developments of this kind is well proven. Over 1,000 homes have already been delivered at similar schemes near Redcar (Foxrush Walk) and in Middlesbrough (Bracken Grange) – the former securing a five-star builder status from the Home Builders Federation (HBF).
“Work is also well underway on a mixed tenure project in Sunderland City Centre (West Park Quarter), delivering a further 265 homes on the site of the former council buildings, and on a scheme regenerating an old rail depot into a community of 270 homes in Gateshead (Freight Village).”

A fabric first approach to sustainable construction is to be implemented during the build, involving the use of increased levels of insulation and the installation of air-source heat pumps. The properties will also benefit from electric vehicle charging points and all these measures are anticipated to reduce CO2 emissions to a point where they are over 43% lower than current Building Regulation standards.
The development will incorporate broad areas of green and open space and the inclusion of the Castle Eden Walkway will enhance future residents’ enjoyment of the surrounding area.
The delivery of the project is being supported by grant funding from Vistry Group’s strategic Partnership with Homes England.
